East Miramar vs. west Miramar

The city really is two markets. East of University Drive and along Miramar Parkway you find the original neighborhoods: 1950s–70s single-family homes on solid lots, mostly without an HOA, plus a large stock of 1980s townhomes and condos. This is where value-conscious buyers and investors shop. West of Flamingo Road, and especially west of I-75, the map fills with gated, master-planned communities — Silver Shores, Riviera Isles, Sunset Lakes, Vizcaya, Monarch Lakes, Nautica and Sunset Falls — built from the late 1990s through the 2010s with lakes, clubhouses and resort pools. Prices climb as you go west, and so do HOA and CDD costs.

Homes, HOAs and CDDs

Western Miramar homes are predominantly single-family and two-story townhomes from 1,600 to 4,000+ square feet, with tile roofs, two-car garages and, very often, a lake behind them. Most sit under a master association with gate staffing and amenities, and many of the newer communities are inside Community Development Districts whose bonds show up on the tax bill for years after the community is finished. When Ana runs numbers for a western Miramar home, the monthly total includes mortgage, HOA, CDD and insurance — not just the list price — because that is what actually determines affordability here.

Schools, parks and commute

Miramar is served by Broward County Public Schools; assignments are by address and should be confirmed for each home. The city has invested heavily in parks — Miramar Regional Park with its amphitheater and aquatic complex, plus Vizcaya, Sunset Lakes and Silver Shores parks. For commuting, Miramar Parkway and Pembroke Road connect to I-75 on the west and the Turnpike and I-95 to the east; the Miramar Parkway corridor itself hosts major employers, so many residents have a short drive. Expect 25–35 minutes to Miami International Airport or downtown Fort Lauderdale outside rush hour.

Who tends to choose Miramar

Families upgrading from a condo or townhome who want a newer home and a gate for the money; professionals working in the Miramar Parkway employment corridor or commuting to Miami-Dade; and first-time buyers who find east Miramar's 1970s homes and 1980s townhomes an attainable entry point. It is also one of the most culturally diverse cities in Florida, which shows in its restaurants and community events.

Frequently asked questions

Why are western Miramar homes more expensive than eastern ones?

Age and amenities. Western communities were built after 1995 with lakes, gates and clubhouses, and their HOA and CDD structures fund those features. Eastern neighborhoods are older, often without an HOA, and priced accordingly.

What should I ask about a Miramar HOA before buying?

The monthly master and any sub-association fee, what they cover, the reserve fund status, any pending special assessments, and the rental and pet rules. Ana requests the association documents during the inspection period so nothing is a surprise.

Does Miramar have a CDD?

Several western communities do. The remaining bond balance and annual assessment differ by community and even by lot; Ana obtains the current figures from the district before you make an offer.

How long is the commute from Miramar to Miami?

From west Miramar via I-75 to the Palmetto or the Turnpike, roughly 30–45 minutes to Miami International Airport or Doral in normal traffic; east Miramar via the Turnpike or I-95 can be similar depending on the time of day.
