Weston, Florida
Broward's most meticulously planned city — manicured, gated and consistently in demand.
By Ana Lopez, REALTOR® · Updated August 31, 2026
Quick answer
Weston is a master-planned city of about 68,000 residents at the western edge of Broward County (ZIPs 33326, 33327, 33331, 33332), developed largely by Arvida from the late 1980s through the 2000s. Nearly every neighborhood is gated, landscaping is held to a uniform standard citywide, and the housing stock runs from townhomes and 1990s single-family homes in Bonaventure and Savanna to estates in Weston Hills and Windmill Ranch. It commands the highest prices in West Broward, and Ana Lopez helps buyers decide whether Weston's premium — or a similar home in Pembroke Pines for less — is the right call for them.

Weston was designed as a single planned community before it incorporated as a city in 1996, and that shows in everything from the uniform street signage to the landscaped medians and the strict architectural controls enforced through neighborhood associations. Bonaventure, the oldest section along the east side, has 1980s condos, townhomes and single-family homes around two golf courses. Savanna, San Sebastian and The Ridges hold 1990s–2000s family neighborhoods; Weston Hills wraps a country club with larger homes; and Windmill Ranch Estates offers acre-plus equestrian-scale lots. Weston Town Center provides a walkable dining and shopping core.
Expect a master association fee plus a neighborhood association fee in nearly every community, with country-club areas adding optional or mandatory club dues. The city's meticulous upkeep is part of what buyers pay for — and part of why resale values hold. Homes span from 1,300-square-foot townhomes to 7,000-square-foot estates. Because Weston sits far west near the Everglades, flood zone and elevation vary by neighborhood and should be checked early; Ana reviews insurance implications with every buyer, because they can shift the monthly cost significantly.
Weston's Broward County Public Schools — Cypress Bay High is the best known — are a central reason families relocate here; zoning is by address and should be confirmed. The city maintains an extensive park system, including the Weston Regional Park sports complex, plus miles of bike paths. I-75 runs along the city's east side with interchanges at Royal Palm Boulevard, Griffin Road and Indian Trace; expect 35–45 minutes to downtown Fort Lauderdale and 45–60 to Miami International Airport depending on traffic — the trade-off for being at the region's western edge.
Relocating executives and international buyers who want turnkey, gated, uniformly maintained neighborhoods; families targeting specific schools; and golf and country-club buyers. Sellers enjoy strong name recognition, but pricing against the specific neighborhood and home era — not 'Weston' as a whole — is what determines days on market.

Nearly all residential neighborhoods are gated or access-controlled, though a few older Bonaventure sections are open. The gates are funded through neighborhood associations.
Most homes pay a master association fee plus a neighborhood association fee; country-club neighborhoods may add club dues. Ana provides the full fee stack and association documents for any home you consider.
Parts of Weston are in FEMA Special Flood Hazard Areas and parts are not; it varies by neighborhood and elevation. Ana checks the flood zone and any elevation certificate early because it affects insurance.
Weston generally commands a premium for comparable homes, reflecting its uniform upkeep, gating and school reputation. Whether that premium is worth it depends on your priorities — Ana walks buyers through both options side by side.
