Quick answer

Silver Lakes is one of West Broward's largest master-planned communities, developed through the 1990s across the Pembroke Pines–Miramar line (ZIPs 33027 and 33029). It is made up of dozens of individually gated villages — Isles at Silver Lakes, Cypress Pointe, Malibu Bay, Somerset and many more — sharing a network of lakes, parks and a commercial center at 172nd Avenue and Pines Boulevard. Homes range from townhomes to large lakefront estates, which is why Ana Lopez often points buyers with very different budgets to different corners of the same community.

How Silver Lakes is organized

Think of Silver Lakes as a community of communities. A master association maintains the main boulevards, lakes and shared parks, while each village has its own gate, its own homeowners association and its own architectural character — some are all one-story ranches, others two-story Mediterranean homes, others townhomes. North of Pines Boulevard the villages are in Pembroke Pines; south of it, in Miramar. That split matters for city services and school zoning, so Ana always confirms which side of the line a specific home sits on.

Homes, fees and what to check

Expect two layers of fees: a master association charge plus the village association, with gated villages costing more than open ones. Homes date mostly from 1992–2000, so roof age, impact windows and A/C replacements drive both insurance and negotiation. Lakefront lots are plentiful but not universal; corner and cul-de-sac lakefront lots are the most sought after and the most defended on price. Many villages have community pools and tot lots in addition to the shared parks.

Schools, shopping and commute

Silver Lakes has its own elementary and middle schools nearby (Silver Lakes Elementary and Silver Lakes Middle in the Miramar portion; Silver Palms and Silver Trail on the Pembroke Pines side), all zoned by address. Everyday shopping is at the community's own center at 172nd and Pines and at the Shops at Pembroke Gardens a few minutes east. I-75 is reachable via Pines Boulevard or Miramar Parkway in roughly 5–10 minutes, which keeps commutes to Fort Lauderdale and Miami in the 30–40 minute range outside of peak.

Who tends to choose Silver Lakes

Buyers who want the security of a gate and the price flexibility of a community with many product types; families who value a park-and-lake setting with schools close by; and downsizers who like the one-story villages. Sellers benefit from steady demand, but pricing correctly against the specific village — not the whole community — is what gets homes sold quickly here.

Frequently asked questions

Is Silver Lakes in Pembroke Pines or Miramar?

Both. Villages north of Pines Boulevard are in Pembroke Pines (ZIP 33029) and villages south of it are in Miramar (ZIP 33027). The city determines your services, taxes and school zoning.

How many HOA fees will I pay in Silver Lakes?

Typically two: the master association and your village's association. Gated villages with pools charge more. Ana provides both current fee schedules for any home you consider.

Are there townhomes in Silver Lakes?

Yes, several villages are townhome communities, alongside one-story and two-story single-family villages — one reason Silver Lakes works across a wide range of budgets.

Is Silver Lakes a good fit for someone who wants a one-story home?

Several villages are entirely one-story homes, which is uncommon in West Broward's newer communities. Ana can filter by village when one-level living is a priority.
