Quick answer

Sunrise is a city of about 97,000 residents in west-central Broward (ZIP codes 33313–33326), best known regionally for Sawgrass Mills and the arena district. Its residential side is a mix of 1970s–80s neighborhoods east of University Drive, planned lake communities such as Welleby and Springtree in the middle, and newer gated pockets — Sawgrass Preserve, Sawgrass Pointe — toward the Sawgrass Expressway. Prices sit below Plantation and Weston for comparable homes, which is why Ana Lopez brings first-time buyers and value-focused families here.

How the city is laid out

East Sunrise, around Sunset Strip and Sunrise Boulevard, holds the original 1960s–70s homes and the large Sunrise Lakes condominium community. The center — Welleby, Springtree, Sunrise Golf Village — was built in the 1980s–90s around lakes and parks with a mix of single-family homes, townhomes and villas. West of Flamingo Road, near Sawgrass Mills, sit the newest gated communities and townhome developments, plus the city's Sawgrass Corporate Park employment center.

Homes, fees and what to check

Sunrise offers one of West Broward's widest price ranges: condos and villas at entry prices, 1980s single-family homes on lakes, and 2000s gated homes at the top. Many communities have HOAs with lake and common-area maintenance; condo associations here face the same reserve and inspection requirements as elsewhere in Florida, so budgets and financials matter. Roof age and window protection remain the biggest insurance drivers, and Ana confirms both before you fall in love with a floor plan.

Schools, amenities and commute

Broward County Public Schools serve the city (confirm zoning by address). Everyday amenities are unusually close — Sawgrass Mills, the arena, Welleby Park and the BB&T-era entertainment district — and the Sawgrass Expressway, I-595 and I-75 all touch the city, putting downtown Fort Lauderdale about 25 minutes away and Miami International Airport 40–50 depending on traffic.

Who tends to choose Sunrise

First-time buyers who want a house or townhome under West Broward's median; families who value lake and park settings at attainable prices; investors near the corporate park and Sawgrass Mills; and downsizers in the villa communities. Sellers benefit from strong entry-level demand, especially for updated homes with newer roofs.
